Full Episode
Andrew Giles’ journey into retirement living began at Macroplan, where he developed a deep understanding of how demographics, economics and social change influence the communities we build. That foundation led to more than 25 years in the retirement living sector, including helping establish the Retirement Living Council and advising on major communities across Australia and internationally.
In this episode, Andrew explains why Australia’s ageing population is no longer a future challenge—it is already reshaping housing demand. With millions of Australians over 65 and retirement communities experiencing high occupancy, he believes retirement living needs to become a much bigger part of Australia’s housing conversation.
Andrew explores how the sector is evolving beyond traditional retirement housing towards communities built around lifestyle, independence, social connection and, increasingly, access to care. He also shares lessons from the United States and China, where different models and highly specialised retirement communities offer a glimpse into what could emerge in Australia.
For developers, Andrew sees significant opportunity but also challenges around planning, construction costs and project feasibility. Ultimately, he argues that seniors living should be considered vital community infrastructure—creating better places for older Australians while helping unlock family homes for the next generation.
Key Insights from the Podcast
Andrew’s central message is clear: Australia’s ageing population is already here, and the country needs significantly more housing designed for how people want to live as they get older.
Retirement living can also play an important role in the broader housing market. Offering older Australians attractive downsizing options can free up larger family homes while providing residents with greater independence, connection, and access to care.
Andrew believes the strongest retirement communities go beyond housing. Lifestyle, belonging and social interaction are increasingly central to the value proposition, with future communities likely to become even more specialised around the needs and interests of their residents.
For developers, the opportunity is substantial, but planning delays, rising construction costs and the unique economics of retirement living remain significant hurdles.
Ultimately, Andrew believes that senior living should be treated as vital community infrastructure and considered from the outset when planning future communities.
